Check the lease and local laws: in many places a valid lease survives a sale, so you may have to sell with tenants in place or offer incentives for cooperation or early move-out. If tenants refuse and you need the home vacant, you may have to follow formal notice and eviction procedures rather than trying to pressure them informally.
